A wicked combination of low tech prospecting (aka phone calls) and progressive marketing (utilizing videos, texts, social media and blogging). </span></div>

Let me set the stage for this diving catch. This is a picture of Asher "Stones" Lucas. He plays on my nephew's baseball team, the <a href="http://www.westraleighmudcats.blogspot.com/">West Raleigh Mudcats</a>. It is a "coach pitch" team comprised of six, seven and eight year olds. Yes, Asher is 7.</div><div><br /></div><div>This play was actually caught on film by Erin Hautop, one of the team moms (and unofficial team photographer). </div><div><br /></div><div>Asher made a diving play on a pop foul, complete with a dirt-in-the-mouth face plant. Not only did he make the catch to record the out, but he popped up, ready to make a throw. This was clearly an amazing play for a player of any level. </div><div><br /></div><div>The West Raleigh Exchange Club sponsors one of the most competitive baseball leagues in the area. Hundreds of kids try out but not everyone makes a team. For those who do, here are some things they are taught (which I witnessed first hand while watching their last game).</div><div><br /></div><div>1. They hustle. The coach gathers the team in between innings outside the dugout. As the players leave the dugout, they are expected to run to their team huddle. If not, coach makes them go back to the dugout and run back out. They ALWAYS run to their respective positions in the field.</div><div><br /></div><div>2. They respect ALL players. They cheer on their own team and they cheer on players from opposing teams who make good plays.</div><div><br /></div><div>3. They learn the fundamentals. I am seriously impressed by their knowledge and comprehension of baseball situations. They back up throws, they field, throw and hit with superb technique. </div><div><br /></div><div>4. Parents are held accountable too. If a parent is determined to be "unruly" from the stands, their child is asked to leave the game, not the parent. Talk about incentive for setting a good example?!</div><div><br /></div><div>But one of the coolest things I saw actually happened during an injury. <i>(that sounds bad, hear me out)</i> One of the players on the Mudcats hit a hard line drive that took a bad hop and hit an opposing player in the shoulder. When play stopped, a timeout was called. Every player in the field immediately took a knee. Every player in the dugout came out of the dugout, lined up in a single file line, took a knee, and waited patiently while the coaches attended to the injured player. I got chills. It was one of the most respectful displays of sportsmanship I have ever seen. The injured player got up, dusted himself off, and every player clapped.</div><div><br /></div><div>Some people have criticized this league for being "too competitive" or "too serious" for boys at such a young age. </div><div><br /></div><div>What I saw that day was something quite different. These boys are simply being held to a higher standard and they are having a ton of fun doing it! Emma had a big weekend - soccer, two birthday parties and lots of Christmas festivities- she had a case of the Mondays. National Association of Realtors chief economist Lawrence Yun sees "...a broad improvement over year-ago levels. <span style="font-weight:bold;">December activity was the fifth-highest monthly tally in two years.</span>" The slump was attributed to the rush before November to grab the tax credit set to expire at the end of that month. <br /><br />We now know the tax credit was extended to buyers who can sign a contract by April 30 and close on the home by June 30. It's also been expanded, adding a $6500 credit for repeat buyers to the $8,000 credit for first timers. The NAR's Yun estimates 2.4 million households should take advantage of the credit this year. <br /><br />The NAR also released their adjusted overall outlook for this year and next. They estimate <span style="font-weight:bold;">existing home sales will grow</span> from 5.19 million in 2009 to 5.66 million in 2010 and 5.7 million in 2011. "The age of suburbanization and growing homeownership is over," McIlwain said in a recent report, "Housing in America: The Next Decade." "The coming decades will be the time of the great reurbanization as 24/7 central cities grow and suburbs around the country are redeveloped with new or revived walkable suburban town centers." This transition will be fueled by the growth of two-person households, an end to baby boomers' suburban infatuation, and public policies designed to stimulate compact development. In his report, McIlwain points to four key demographic trends to watch going forward:<br /><br />1. Older baby boomers (ages 55 to 64): McIlwain divides the traditional baby boom generation into two subgroups, with the older group comprising roughly 26 million Americans. Today, many older baby boomers are stuck in their suburban properties because of the real estate bust, which has put them underwater—owing more on their mortgage than the property is worth. But McIlwain says that older baby boomers who can sell their homes aren't necessarily following the road maps of previous generations. "Those that can move are no longer flocking to the Sun Belt, choosing instead to move closer to their children and, more importantly, their grandchildren," McIlwain says.<br /><br />Noting that they are healthier than their parents' generation, McIlwain predicts that older baby boomers will likely defer transitioning into retirement communities for at least a decade, thereby limiting demand for such facilities. They will instead prefer to purchase condominiums in the "mixed-age and mixed-use communities" of more urbanized settings. "Walkable, urbanized suburban town centers will see an influx of aging boomers," McIlwain says. He points to town centers in Bethesda, Md., and Reston, Va., as examples. "Once the boomers can sell their homes and buy condos, these centers will thrive during the decade ahead."<br /><br />2. Younger baby boomers (ages 46 to 54): There are roughly 52 million Americans in what McIlwain considers the younger baby boom generation. Although they are now entering their peak earning years, younger baby boomers have significant housing market headaches in front of them. "The older boomers sold their suburban homes to the larger population of younger boomers looking to move up," McIlwain says. This development will work to restrict demand for many suburban houses going forward.<br /><br />Meanwhile, although younger baby boomers are at the perfect stage in their lives to buy second homes, the housing bust and economic recession have undercut their ability to do so. "Most younger boomers will be unable to afford a second home because of diminished earnings, tight credit, and the lack of equity in their first home on which to draw for a down payment on their second," McIlwain says. "Only those second home markets that appeal to the wealthiest will remain strong, though there may be opportunities for lower-cost but well-designed, smaller second homes."<br /><br />3. Generation Y (late teens to early 30s): The real estate bust has had a significant impact on how generation Y's 83 million Americans view homeownership. As they watch millions of Americans lose their homes to foreclosure, the allure of buying real estate has become less powerful, McIlwain said. "They will be renters by necessity and by choice rather than homeowners for years ahead," he says. "They have lost the confidence of prior generations that homeownership is a way to develop wealth." At the same time, many members of generation Y prefer urban settings to the suburbs they were raised in. "They want to be close to each other, to services, to places to meet and to work, and they would rather walk than drive," McIlwain says. "They say they are willing to live in a smaller space in order to be able to afford this lifestyle."<br /><br />4. Immigrants: There are roughly 40 million foreign-born people living legally or illegally in the United States today, and this demographic is expected to grow swiftly in the coming years. McIlwain notes that immigrant populations tend to cluster together. "These clusters have moved from the central cities where they tended to gather in the past to the inner suburbs over the last two decades," he says. Housing demand from immigrants may one day flow to the larger suburban homes that are expected to face downward pricing pressure in the coming years. We had so much fun seeing the bands, the military vehicles and all of the soldiers- past, present and future. But there was one Veteran in the parade who was extra special, my grandmother Rita Bonville. She will be 95 years old in January and was a nurse during WW2. She got to ride in an antique Model A! When her car came down the street my kids were yelling and waving at their great grandmother and it put a big smile on everyone's face. I'm including below a couple questions I've received in the last couple days about the new credit: <br /><br /><br />1. Existing homeowner credit: Must the new house cost more than the old house? <br /><br />A. No. Thus, for example, individuals who move from a high cost area to a lower cost area who meet all eligibility requirements will qualify for the $6500 credit. <br /><br />2. I am an existing homeowner. On October 25, 2009, I signed a contract to purchase a new home. I have lived in my current home for more than 5 consecutive years and am within the new income limits. I will go to settlement on November 20. If President Obama has signed the bill by the time I go to settlement, will I qualify for the new $6500 tax credit? <br /><br />A. Yes. The existing homeowner credit goes into effect for purchases after the date of enactment (when the bill is signed). There is no reference to the date of contract for the new credit. The provision looks solely to the date of purchase, which is generally the date of settlement. <br /><br />3. I am a first-time homebuyer but was not within the prior income limits at the time I entered into my contract to purchase on October 30, 2009. I will be covered, however, by the new income limits. If the new rules have been signed into law by the time I go to settlement, will I be eligible for a credit? <br /><br />A. Yes. The new income limitations go into effect as soon as the President has signed the bill. The income limit and other eligibility rules will look to your status as of the date of purchase, which is the settlement date. So if the new rules have been signed when you go to settlement, you should be eligible for the credit (or a portion of the credit if you're within the phase-out range). <br /><br />4. I am an eligible existing homeowner. I have a fair amount of equity in my home. I have found a home with a non-negotiable price of $825,000. Will I be able to use any of the $6500 tax credit? <br /><br />A. No. The $800,000 cap on the cost of the purchased home is firm at $800,000. Any amount above $800,000 makes the home ineligible for any portion of the credit. The $800,000 is an absolute ceiling. <br /><br />5. I owned my home for 10 years, but sold it two years ago year and have been renting since. If I purchase a home, will I be eligible for the $6500 tax credit if I meet all the other eligibility tests? <br /><br />A. Yes. Because you lived in the home for more than 5 consecutive years of the previous 8, you will qualify for the $6500 credit. For example, Say John and his wife bought a home in 2000 and lived there until 2008 when he got a divorce. Whether John has been renting or bought in the interim, he WOULD INDEED be eligible for the credit because he owned a home and occupied it as his principal residence for 5 consecutive years out of the last 8 years. The keyword here is "consecutive." As long as he lived in that house for 5 years straight, what he did since 3 years doesn't impact eligibility. <br /><br />6. I am an eligible first-time homebuyer. I entered into a contract to purchase on November 1, 2009. Do I have to go to closing before December 1? How does the extension date affect me? <br /><br />A. You do not have to close before December 1. Once the legislation has been signed, it will be as if the Nov 30 date had never existed.
